Yes, and combining both scopes under one contract is often more efficient — shared mobilisation, one set of building access arrangements, and a single timeline that stages the work sequentially to minimise disruption. You pay for the combined scope in one fixed-price contract.
Dubai's high ambient temperatures cause building materials to expand and contract more than in temperate climates. In bathrooms, the combination of daily thermal cycling and water exposure creates a high-risk environment for waterproofing failure — which leads to water seeping into the screed and structure, causing long-term damp, mould, and tile debonding. A proper Mapei membrane system applied before tiling prevents this. Tiling without correct waterproofing is the most common cause of bathroom renovation failure we see in Dubai properties.
We assess this at the site visit. If the existing tile is still in production (common with RAK Ceramics as a long-stocked UAE supplier), we can source a match. If the tile is discontinued, we advise on the closest available alternative and show you samples before commitment. We do not proceed with tiling until you have confirmed the material selection in writing.
