Every surface that frames a room — from microcement feature walls and fluted timber panelling to hidden LED gypsum ceilings and structural crack repair. Specialised teams assigned to each finish type.
In Dubai's climate, walls face a specific challenge: the temperature and humidity differential between outdoor air and air-conditioned interiors causes the building envelope to expand and contract continuously. Over time, this produces cracking — not a sign of poor original construction, but a known consequence of the climate that requires targeted remediation before any decorative finish is applied.
Agora Technical has specialised teams assigned to each wall scope — a decorative finishes team separate from our crack repair and waterproofing crew, and a dedicated carpentry team for panelling work. You get the correct skill set for each task.
We diagnose the type of cracking before recommending a repair method:
A ceiling is not just a surface — it is a design element that defines the perceived height, ambience, and quality of a room. We design and build gypsum ceilings that work with your lighting concept, room proportions, and the practical requirement of access to MEP services above. Every ceiling design is presented in 3D and approved before installation begins.
| Standard flat gypsum ceiling (per m²) | AED 60 – 110 / m² |
| Stepped / coffered ceiling (per m²) | AED 110 – 180 / m² |
| Hidden LED cove — living room (30–40 m²) | AED 3,500 – 8,000 |
| Waterproof gypsum — bathroom ceiling | AED 800 – 2,000 |
| Partition wall construction (per m²) | AED 120 – 200 / m² |
Wall cracking in Dubai is primarily caused by thermal movement — the temperature differential between outdoor air (which can exceed 45°C in summer) and air-conditioned interior spaces drives constant expansion and contraction in the building structure. This is normal in the UAE climate and affects virtually all buildings after a period. The correct treatment depends on crack type: hairline cracks require cleaning, flexible filler with mesh tape, and skim coat before painting. Wider or moisture-driven cracks require epoxy or polyurethane injection. Painting directly over any crack without this preparation results in the same crack reappearing within months.
Microcement is a cement-based coating applied 2–3 mm thick over existing surfaces to create a completely seamless, contemporary finish. It is suitable for Dubai apartments when applied by specialists. The critical requirements are: correct substrate preparation (the existing surface must be clean, stable, and properly primed), multiple thin-layer application, and protective sealing after full curing. Microcement is water-resistant when sealed and can be used in bathroom walls and shower areas. Poorly applied microcement — thin primer, single thick coat, inadequate sealing — will crack or delaminate. We do not cut corners on this finish.
Stucco Antico (Stucco Veneziano) is a genuine polished plaster finish — lime-based plaster trowelled and burnished by hand in multiple layers to produce a marble-like surface with natural depth, variation, and light reflection. It is not a paint effect — it is a material applied in layers. The result has a tactile quality and visual depth that no paint product replicates convincingly. It is more expensive and time-intensive than paint effects, but lasts indefinitely when properly applied. JOTUN Lady Design Pearl is a high-quality paint-based metallic effect — faster to apply and more budget-accessible, with an excellent result in the right setting.
Yes. Hidden LED coves can be added to existing apartments without structural changes. The installation involves a gypsum framework fixed below the existing ceiling slab with a recessed channel to house the LED strip. The LED transformer is concealed within the ceiling cavity or a small access panel. We assess ceiling height at the site visit — there must be adequate clearance to maintain a comfortable room height after the new ceiling is installed. Typical clearance requirement is 15–25 cm depending on the ceiling design.
