About Agora Technical Services

Agora Technical Services LLC is a Dubai-based interior renovation and fit-out company registered with the Dubai Economic Department (DED). We operate from Business Village Block A, 6th Floor, DED Building, Port Saeed, Dubai.

We specialise in full-scope residential and commercial renovation — from a single bathroom refresh to a complete villa turnkey. Every project is managed at GM level, with a fixed-price contract, a written timeline, and a single point of accountability from first call to handover.

Three things distinguish how we work:

  • GM-led delivery. Your project is overseen by our General Manager personally — not delegated to a junior coordinator after contract signing.
  • Fixed-price contracts. We quote a number and we hold to it. The only reason a price changes is a client-requested scope change, documented in writing before any additional work begins.
  • Certified material partners. We work exclusively with UAE-trusted brands — RAK Ceramics, KOHLER, JOTUN, Grohe, Mapei, and others — so material quality is never a variable.

We do not require full payment upfront. You only pay as work is completed and verified.

If we discover an unforeseen site condition (such as hidden water damage behind tiles), we notify you in writing immediately with options and cost impact. We do not absorb surprises and add them at final invoice.

Our Process

Project timelines vary by scope and complexity:

  • Studio / 1BR refresh: 30 – 40 working days
  • 1–2BR full renovation: 40 – 60 working days
  • 3BR or large apartment: 50 – 60 working days
  • Villa renovation: 60 – 80 working days
  • Commercial fit-out: 60 – 120 working days

Each project begins with a formally signed delivery schedule agreed after design approvals and before construction starts. Clients receive weekly progress reports throughout.

Yes. We handle commercial fit-out, office renovation, retail interiors, and hospitality spaces across Dubai. Commercial projects follow the same GM-led, fixed-price approach as residential work. We have experience with TECOM, DIFC, and Business Bay free zone fit-out requirements.

Our designers apply the 60-30-10 colour principle — 60% dominant, 30% secondary, 10% accent — to achieve visual balance across each space. We build each palette around your existing interior concept, not a generic template.

Quality & Warranty

Yes. We provide a 12-month workmanship warranty on all completed work — covering defects in painting, tiling, joinery, plumbing, and electrical installations after project handover.

If any issue arises within the warranty period, we return to resolve it at no charge. Warranty documentation is issued at handover alongside the project completion certificate.

Practical Questions

For full turnkey renovations, we strongly recommend vacating during the active works phase. Dust, noise, disconnected utilities, and access requirements make daily occupancy impractical and potentially unsafe.

For partial scope (single bathroom, kitchen only, one room), we stage the work to keep the rest of the property liveable, with working hours agreed around your routine.

Staged Works

We send a pre-works checklist to every client before the start date. In general:

  • Remove personal items and valuables from all work areas
  • Arrange building access passes for the crew with reception or security
  • Ensure electricity and water are accessible on site
  • Confirm your NOC with building management is approved, if applicable

We handle everything else from there.

At handover, our GM walks through the completed space with you room by room. Any defects or finishing items are recorded on a snagging list and resolved before we consider the project closed.

You receive: a signed project completion certificate, 12-month workmanship warranty documentation, all material product warranties and purchase records, and any permit or NOC closure documents. Only after your sign-off is the final payment milestone released.

Interior renovation can be done year-round in Dubai — air conditioning means internal works are unaffected by summer heat. The most popular periods are October to April when owners return and occupancy is higher, meaning contractor availability fills up faster during these months.

For exterior painting or façade work, the cooler months (November to March) are ideal, as extreme heat affects paint adhesion and drying times.
